We need to be positive you can make the monthly payment    

   Here are some of our terms:  there are never up front fees, or pre-payment penalties and your fees can be included in your loan.  The interest rate is between 9-13% depending on risk, we offer 1, 2 or 3 years loans and in some cases we can even put you into an ”A" paper loan later.  The loan-to-value (LTV) 60/65% on all loans regardless if it is cash out refi or purchase.  Also, we can lend up to 80% if you put in at least 20% down we like our borrowers to have some of their own skin in the game for purchasing under valued real estate.
